In a working building a dirty washroom turns into a complaint by lunchtime. That is usually the point where a facility manager stops booking cleans one at a time and asks for a programme with a checklist behind it.

Your in-house cleaner has resigned

Recruiting, training, supervising and covering cleaners is a job in itself, and it lands on whoever is nearest. Outsourcing hands the recruiting and the cover to us and takes it off your desk.

The current contractor has drifted

A Written Scope

You get the duties, the checklist, the frequency and the schedule in writing before anyone is deployed. An unwritten standard is not enforceable, and it is the reason so many buildings argue with their cleaners about what was meant to be covered.

Supervision And Audits

A supervisor inspects the work against your checklist on a regular basis rather than waiting for you to complain. Contract clients also get the reports, plus review meetings where duties, frequency or team size get adjusted.

Assigned Crews And Cover

The same vetted, uniformed people come back each visit, so they learn the building and your staff learn them. When someone is on leave or off sick we send cover from our 800+ trained specialists.

Equipment And Chemicals Included

Professional machines and cleaning chemicals come with the team. Washroom consumables and how they get refilled are agreed in your proposal, so nothing runs out mid-week and nobody is buying supplies out of petty cash.

What This Line Does Not Do

A cleaning contract solves a cleaning problem. Some of what gets blamed on cleaners is a different problem entirely, and it is better said now than at the first review meeting.

If we walk your building and the scope you want does not match the manpower you are budgeting for, we say so at the survey. You get told, not sold. Underquoting a building only means an understaffed crew and a complaint three months later.

  • Maintenance and repairsOur janitors clean the building. Blocked drains, failing washroom fittings, broken lift buttons and electrical work belong to your maintenance contractor, and we will report what we find rather than attempt it.
  • Security or concierge dutiesCleaning crews are not guards and are not there to man a counter. Where a building wants both, the cleaning scope stays separate so neither job gets done at half strength.
  • Fixing a building that is already worn outScheduled cleaning keeps floors and washrooms presentable. It does not restore stone that has been walked dull for a decade or carpet that has never been extracted. That is restoration work, and it is quoted separately.
  • Quoting blind against another contractor's numberWe will not price a building we have not seen just to undercut a figure on a page. If a rival quote is lower, ask what manpower and what frequency sits behind it before you compare the two.

What is the difference between janitorial services and contract cleaning?+

Janitorial services cover a single facility's daily cleaning duties, so one office, one outlet or one school. Contract cleaning is the building-level arrangement: a formal agreement covering manpower, supervision, service standards and reporting, often across common areas, multiple floors or blocks. If you run one premises, the janitorial programme usually fits. If you are accountable for a whole building, ask us about the contract.

How is this different from booking cleaning session by session?+

Session-based cleaning is booked when you need it and ends when the cleaner leaves. Ultra Maint Clean assigns a team to your building against a written scope, so the same faces come back and a supervisor inspects the work against a checklist. If your premises only needs cleaning a few times a week and you do not want a dedicated arrangement, session-based office cleaning under Ultra Hour Clean is likely the better fit.

What happens when one of your cleaners is absent?+

Cover is built into the arrangement. We send a replacement from our 800+ trained specialists, so your building is never left unserviced. That reliability is the main reason facility managers and building committees outsource cleaning to a contractor in the first place.

Can you clean outside our operating hours?+

Yes. We clean before opening, after closing, overnight, or quietly during the day if that suits the building better. The schedule is built around your operating hours so the cleaning stays out of your team's way.

How is the price worked out?+

Per facility for janitorial work and per property for a contract, and only after we have walked the site. Floor area, washroom count, the duties in scope, how often we come and the size of the team all feed into the number. Janitorial work can be billed hourly or as a flat rate. You get a written proposal with the pricing spelled out before you commit to anything.

How do we get started?+
